Tell me what you are looking for.
Tell me what you are looking for, what you do for a living, and what you think your budget is. I will tell you what you actually qualify for.
From the first conversation to the keys.

01
The number that is actually true
Payment, taxes, insurance and HOA worked out together before you look at anything. In a lot of Colorado the HOA and the insurance decide more purchases than the asking price does, and finding that out in week four is how people end up starting again.

02
What you might qualify for
VA, FHA, CHFA, down-payment assistance, and HUD's Good Neighbor Next Door for officers, firefighters, teachers and EMTs. This is the step most buyers never get, and it is the one that changes what you can afford. See the Rex for Heroes page.

03
Seeing the right places
What holds up and a straight answer about what does not — including the houses worth walking away from. A second showing at a different time of day tells you more about a street than any listing will.

The offer, and then through to closing
What you are signing, what is negotiable, and what the inspection genuinely found. Then appraisal, title, the walkthrough and the keys, with somebody explaining each step rather than leaving you to work it out.
I spent twenty-four years as a police officer before I did this full time, and I bought my own first house through a federal program written for officers. So I know what it is to be on a shift schedule, on a public-sector salary, trying to work out whether you can afford a house — and I know how few people ever hear that these programs exist. Rex Homes sells to everybody across Colorado. It is just run by somebody who remembers being on the other side of that particular desk.
Straight answers, and the programs nobody tells you about.
