Police, fire and EMS
HUD's Good Neighbor Next Door sells eligible homes at fifty per cent off the list price to full-time law enforcement officers, firefighters and emergency medical technicians. Mike used it himself as an officer in the 1990s. Listings appear in revitalisation areas for a short window and are easy to miss entirely.

Teachers
Pre-kindergarten through grade 12 teachers at a state-accredited public or private school qualify for the same fifty per cent Good Neighbor Next Door discount, on the same terms — you commit to living in the home for thirty-six months.

Military and veterans
A VA loan is nothing down, no mortgage insurance and a funding fee that is waived outright for many disabled veterans. Colorado Springs is a Pikes Peak MLS market this firm already works, and that is Fort Carson, Peterson, Schriever and the Academy.

Healthcare workers
Nurses and hospital staff usually are not eligible for Good Neighbor Next Door, and being told that straight away is more use than being strung along. What does apply is CHFA and the down-payment assistance programs — which is where the conversation should start.

Your job title and whether you are full time decides which programs are even on the table. This takes one phone call and it happens before anybody looks at a house.

We work out what you qualify for
Good Neighbor Next Door, VA, FHA, CHFA and down-payment assistance are not mutually exclusive and they do not all apply to everybody. You get a straight list of what you can use and what you cannot.

We watch for the listings
Good Neighbor Next Door homes are posted for a short window and awarded by lottery if more than one person bids. Missing them is the single commonest reason people never use the program. Somebody has to be watching, and that is the job.

And then it is a normal purchase
Offer, inspection, appraisal, title, keys — with the paperwork the program adds handled rather than handed to you. If nothing you qualify for fits, we buy a house the ordinary way and nothing has been lost.
